Architectural attributes as value factors in the composition of the value of residences property: a qualitative analysis

This work presents some of the value attributes of an architectural and urbanistic nature that should influence the formation of a property's value. Attributes which are: accessibility, durability, energy efficiency and flexibility of use (ease of changes allowing the customization of the property) it is believed that they will soon be of great importance in the composition and measurement of the financial value of a property. It is also believed that the detailed analysis of these attributes by the appraising engineers will be a basic requirement for obtaining the variables that adequately translate all the qualities required in the buildings under analysis. Added to this is all the evolution that the performance standard (NBR15575: 2013) associated with sustainability principles, increasingly in vogue, will impose on the civil construction industry, in its most varied sectors that will undoubtedly produce increasingly complex buildings.
