Organizational routine article model for building inspection: a proposal from an analysis in condominium administrators

Routines are the skills of an organization. Although organizational routines are everywhere, they have been difficult to conceptualize in a rigorous or immutable way. This study aims to analyze how social immersion in condominium management companies contributes to the establishment of a model of routine organizational building inspection artifact for building maintenance. The study is essentially qualitative in nature. Observations, semi-structured interviews and documentary research were carried out related to the organizational routine of building inspection of condominium administrators, the study being applied in three organizations of different sizes, operating in the west of Santa Catarina. The method used for the research is the comparative study of cases, where the essence is in the attempt to guide a decision or a set of decisions, why they are made, how they are implemented and what is the result. For content analysis, data triangulation was used, based on the combination of different collection modes, in order to validate the study's targeting process. Therefore, focused on interviews and observation, the component tasks of the routines in question were characterized and described. Documentary research favored the presentation of an artifact to assist in building inspection with a primary focus on preventive maintenance of the property. It is possible to understand and demonstrate aspects inherent to the weak social immersion where a reactive posture of the interviewees towards the social context of their routines was found.
